Closing Day
If you have reached closing day, congratulations are almost in order—but there are still a few important final steps to complete before the property officially becomes yours.
Final Walk-Through
A final walk-through is typically completed within 24 hours before closing or on the morning of closing. This is your opportunity to confirm that the property is in the same condition as when your offer was accepted.
During the walk-through, you should verify that:
- The property is clean and free of unwanted items or debris
- All agreed-upon inclusions remain in the home
- Appliances, fixtures, and systems are in working order (where applicable)
- No new damage has occurred since your last viewing
If any issues are identified, your REALTOR® and lawyer can advise on the appropriate next steps prior to closing.
Utilities and Home Services
Before or shortly after closing, you will need to arrange for the transfer or activation of utilities and home services. This may include electricity, water, gas, internet, and waste collection services, depending on the property and municipality.
We can also provide guidance and contact information to help ensure a smooth transition of services into your name.
Preparing for Closing
Your real estate professional and lawyer will work together to ensure everything is in order for closing day. Your lawyer will confirm final figures, including the balance required to complete the purchase, and will provide a statement of adjustments outlining all closing costs and credits.
It is important to remain available and responsive during this stage in case any final documents or instructions are required.
The Closing Process
In Ontario, the closing is completed electronically through your real estate lawyer.
On closing day:
- Funds are transferred through your lawyer’s trust account
- The property transfer is registered with the Ontario Land Registry Office
- Legal ownership is officially transferred to the buyer
- The seller’s lawyer confirms receipt of funds
Once the transaction is complete and registration has been confirmed, your lawyer will notify you that the property is officially yours.
Key Release
Keys are typically released once the transaction has been fully completed and confirmed by both lawyers. Your REALTOR® will coordinate the key handover, which may occur through lockbox, brokerage pickup, or directly from the seller, depending on the agreement.

Even at this final stage, unexpected issues can occasionally arise. Your real estate team, lender, and lawyer are available to help resolve any last-minute matters quickly and efficiently, ensuring a smooth and stress-free closing experience.
