Accepting an offer

Price Is Not the Only Factor

It is a common misconception that the highest offer is always the best offer. In reality, price is only one component of a strong offer. Terms such as conditions, deposit amount, closing date, and financing requirements can all significantly impact the overall strength and reliability of an offer.

Your REALTOR® will help you carefully evaluate each offer based on both financial and contractual factors to ensure you make a well-informed decision that aligns with your goals.

Negotiating the Right Offer

Negotiation is an important part of the selling process. The goal is to reach a fair and mutually beneficial agreement that works for both the buyer and the seller.

In some cases, you may receive multiple offers on your property. Your REALTOR® will guide you through each option, explaining the strengths and considerations of every offer so you can make an informed decision. Throughout the negotiation process, your agent acts in your best interests while maintaining professional and ethical standards.

The Agreement of Purchase and Sale and Deposit

Once an offer is accepted, it becomes a legally binding Agreement of Purchase and Sale. In Ontario, the buyer typically provides a deposit, which is held in trust in accordance with the terms of the agreement until closing.

To help ensure a smooth process, it is important to:

Maintain Clear Written Records

All agreements, including counter-offers, amendments, and conditions, should be documented in writing and signed by all parties. Your REALTOR® will assist in preparing and organizing all necessary paperwork and ensure you have complete records throughout the transaction.

Follow the Agreed Timeline

The agreement will include important deadlines for conditions such as financing, inspections, and other contractual requirements. Meeting these timelines is essential to keeping the transaction on track and avoiding delays or breaches of contract.

Your REALTOR® will keep you informed at every stage and help coordinate communication between all parties involved, including the buyer’s agent, lender, and lawyer.
